Is the Barn Hotel in Ruislip open?
No. Two independent sources say it has closed.
CAMRA’s pub database lists it as closed long term. It gives a closure date of 30 September 2023. Ealing Council’s emergency housing coverage says it closed in October 2023. The dates differ by a day or two. Still, the message is the same.
Travel sites may still show a listing under the name, but do not rely on one. We found no evidence that it takes bookings as a hotel.

What the Barn Hotel was
The hotel grew up around Sherley’s Farm. This was a farmstead in the Field End area of Ruislip. A residents’ group calls it an important remnant of medieval Ruislip.
The site has older names too. A 1974 photograph in the London Picture Archive is titled “Sherley’s Farmhouse and The Barn Motel”. The Historic England listings use the name “The C17 Barn Motel”. So the site has been offering rooms for a long time.
In later years it operated as a hotel with a fine-dining restaurant. It was also a wedding venue. CAMRA records a bar called Hawtrey’s. The bar had mahogany panelling and ornate ceiling work, although it served only hotel residents.
The listed buildings
The core of the site is made up of old timber-framed buildings. They all carry Grade II listings.
Sherley’s Farmhouse was listed on 6 September 1974. The listing describes a two-storey, L-shaped timber-framed house. It dates it to the 17th century. It also has visible framing and whitewashed brick filling.
The barn and outbuilding next to it carry their own Grade II listing. Historic England describes two timber-framed barns. The main barn dates from the late 16th or early 17th century. A second building dates from later in the 17th century.
Sources do not agree on the exact age. CAMRA describes a farmhouse from 1528. The Historic England-derived listing says the 17th century. We have not tried to settle it. Still, all sources agree the buildings are old and listed.
Why did the hotel close?
The Around Ealing news site says the former restaurant and wedding venue closed in October 2023. It links the closure to the impact of the pandemic and Brexit. That is the only explanation we found, so treat it as one account.
Property developers own the site, according to the residents’ association.
What happened to the site after closure
Three things followed.
Planning approval, October 2023
In October 2023 Hillingdon’s planning committee approved work on the site. Harrow Online reported that it was unanimous. The approval covered the demolition of newer extensions. Officials said these did not fit well with the historic features.
The same report says the permission did not change how the property could be used. A councillor called the closure “a matter of deepest regret for Ruislip”.
A separate council decision, reference 7969/APP/2023/1833, was also approved on 11 October 2023. It is for the partial demolition and conversion of the listed buildings for residential use.
Emergency housing, from March 2024
Ealing Council took a one-year lease in March 2024. In August 2025 it extended the lease for another year. The council said more than 70 families were living there. They were at immediate risk of becoming homeless.
The site manager described it as “a stepping stone to a better life”. The council said the facilities included large bedrooms, a shared kitchen, laundry, a games room and gardens with play equipment.
We could not confirm what the arrangement is now. The extension reported in 2025 was for one year, so check with Ealing Council for the current position.
Redevelopment plans for the listed buildings
The Ruislip Residents’ Association said in July 2024 that renovation plans for the listed buildings had been accepted. Those plans would create two family homes from the existing properties. It said proposals for non-listed buildings were refused at that stage.
The association later summarised comments from heritage bodies on a redevelopment scheme. It said Historic England, in May 2026, called the scheme a considerable improvement over the original plans. It said the listed buildings would not be demolished. Later extensions would go.
It also said the archaeology advisers want conditions attached. These include trial trenching and a record of the historic buildings. They also want public engagement such as open days.
We have not seen the final decision on that scheme, so check Hillingdon Council’s planning pages for the latest.
Can I still visit or book a function there?
We found nothing to suggest you can book rooms, meals or weddings at the Barn Hotel. Because the site is private and families live there, it is not a place for casual visits.
Please do not turn up for a look around. Treat it as a private home for the people who live there.

A barn wedding venue in Ruislip
Many people who search this phrase want a barn wedding venue. Ruislip has one, too. Hillingdon Council hires out the Great Barn at Manor Farm for weddings.
The Great Barn is a Grade II listed building. It is a different building from the one on West End Road. The council’s page gives a ceremony capacity of up to 150 guests. It gives a reception capacity of up to 200.
A residents’ group dates the barn to between 1280 and 1300. It is one of the oldest timber-framed buildings of its type in Greater London. You can read more in our guide to the Duck Pond Market at Manor Farm.
Other things to do in Ruislip
Ruislip Lido has a beach and a miniature railway. Volunteers run the railway. It runs at weekends all year and daily in school holidays.
Ruislip Woods sits next to the lido. It is a Site of Special Scientific Interest, so it is a good place for a walk.
Why the site matters for Ruislip
Ruislip has lost several old hotels and pubs, but this one is different because its main buildings are protected.
Even so, the future of the site is not settled. The listed farmhouse and barns still need a long-term use. The plans described above would turn them into homes. That would end the site’s life as a local hotel and venue.
The council’s own comment, quoted above, shows the sense of loss. The closure was “a matter of deepest regret for Ruislip”.
